Attic air sealing in Memphis TN - an attic floor sealed before insulation goes in
Hot upstairs even with insulation up there? We close the gaps in your attic floor so the insulation does its job.

Why seal the attic before you add insulation?
Attic air sealing in Memphis closes the gaps in your attic floor around lights, pipes, wires and the hatch, so the air you pay to heat and cool stays in the rooms below. We do it before any new insulation goes in, because insulation laid over open gaps still lets air through.
Most people call us because the upstairs runs hot, the room over the garage never feels right or the power bill keeps climbing, even with insulation already in the attic. Usually that insulation is sitting on a floor full of small openings, so air slips right past it. The price moves with how many gaps there are and how much old insulation has to be pulled back to reach them, and if what's up there is soaked or full of droppings, it should come out with insulation removal before anything gets sealed. The schedule turns on what the attic check turns up and whether new insulation is booked right behind the sealing, and I'll give you your own figure when I come out to look.
How we do attic air sealing
I start in the attic before anyone seals a thing, looking at the furnace, the water heater and how the house gets fresh air, because a tighter house still has to be safe to breathe in. Then our installers pull back the old insulation where it covers the openings and seal the attic floor with caulk and foam around can lights, pipes, wires and the hatch, using material made to handle heat around the flue. We seal ahead of any new insulation, and the vents at the eaves and ridge stay clear when we're done, because the attic still needs them to breathe.
Sealing is usually half of a bigger job. Once the floor is tight, retrofit insulation brings an older attic back up to depth right over it. If your ductwork runs through the attic, spray foam insulation on the roof side can make more sense, since foam seals and insulates in one pass.
Sealing right before new insulation
This suits most houses, because the old insulation is already being moved and the floor is open to seal. Sealing the gaps and then topping up loose fill usually costs less than foam and does the job well when the ducts aren't in the attic.
Spray foam when the ducts live up there
Foam costs more, but it seals air while it insulates, and that matters when the ductwork and air handler sit in the attic. If that's your house, I'll tell you plainly at the estimate whether foam is worth the extra.
Attic air sealing in Memphis: permits and the attics we see
In Memphis, construction permits and inspections come from Construction Enforcement, which also covers Arlington, Germantown, Lakeland, Millington and unincorporated Shelby County. Whether sealing your attic needs a permit is a question for that office, and when a job calls for one, we handle the application and set up the inspections with the city or county office that covers your address.
Plenty of the attics we open around Memphis have can lights poking up through the floor, a hatch with nothing sealing its edges and insulation piled deep in the middle but thin out at the eaves, which is backward. We seal those spots first, then make sure any new insulation reaches full depth at the edges without burying the vents. We see the same attics on jobs in Bartlett and Germantown, and we work across the cities around Memphis in Tennessee, Mississippi and Arkansas.

Attic air sealing questions from Memphis homeowners
How do I stop air leaks if my attic already has insulation?
You seal the gaps in the attic floor with caulk or foam, because insulation alone, whether it's batts or loose fill blown in through a hose, leaves air leaks unstopped. That usually means pulling the insulation back at the leaks, sealing, then putting it back or topping it up. Sealing before new insulation goes in is how the house gets the most out of it.
What gets checked in an attic before air sealing starts?
Before sealing, the attic gets checked for old knob and tube wiring that's still live, vermiculite insulation, which is a pebbly gray-brown loose fill, bathroom fans venting into the attic and roof leaks. Those need handling before the gaps get closed, so the first visit is an inspection. If you already know about a leak or a fan that dumps into the attic, tell us when you call.
Will sealing my attic block the vents it needs?
No, a sound job leaves them open. Combustion air ducts and the soffit, ridge and gable vents are openings meant to stay open so air can move through them, so the sealing goes around them, not over them. Ask any crew how they keep those clear, and as I said above, ours leave the eave and ridge vents open when we finish.
How much does attic air sealing cost in Memphis?
There's no set price, because I price it after I've been up in your attic. Beyond the number of gaps, the cost moves with how easy the attic is to get around in, how much heat-rated work the flue and can lights need, and whether new insulation goes in right after. Rebates can bring your share down, which the next question covers.
Are there rebates for attic air sealing in Memphis?
Yes, TVA EnergyRight and your local power company offer rebates of up to $300 on insulation and air sealing. The work has to be done by a member of TVA's Quality Contractor Network and meet TVA's standards in effect on the install date, so ask about network membership before you book. Income-qualified residents can also look at Home Uplift, from TVA, MLGW and the City of Memphis, which lists air sealing and insulation among its upgrades.
How long does attic air sealing take, and do we have to leave the house?
It comes down to the size of the attic, how many gaps there are and how much insulation has to be moved, and I'll give you the schedule at the estimate. Sealing with caulk and can foam usually doesn't mean leaving home. If the plan includes spray foam, ask about re-entry time, which is when it's safe for the family and pets to come back in.
